Rezown is the property platform we built and run ourselves. A developer types a postcode and gets a ranked list of commercial buildings that could become homes, with the owner's details attached, so they can make an approach before an agent ever lists it.
Context
Converting empty offices and shops into flats is one of the few routes to new homes that small developers can still win. Under Class MA, plenty of those buildings can change use without a full planning application. The hard part is finding them before everyone else does.
The problem
Tracking down a building's owner and a phone number is manual graft. Checking whether a site is even eligible means going through conservation areas, listings and flood maps one source at a time, and working out whether a deal stacks takes hours per site. The big land platforms cover everything, so none of them specialises in conversions.
What we built
We joined up public data nobody had put in one place: the VOA list of commercial properties, Land Registry corporate ownership, Companies House directors, planning constraints, flood zones and local sale prices. Every building gets a Class MA verdict with the reason attached, plus an indicative appraisal the developer can adjust.
- 01Pulls 1.17 million commercial property records across England
- 02Links each building to its corporate owner and directors
- 03Checks Class MA eligibility and shows the reason
- 04Ranks the shortlist with an indicative appraisal per site
The decision that mattered
We built on free and public data instead of licensing the Land Registry's polygon service at £20,000 a year plus VAT. So the map shows pins rather than exact boundaries, and every result is labelled indicative. Rezown also says plainly when a deal does not stack, because a developer who trusts the no is more likely to trust the yes.
